Work Order Overview

…it gets a needed repair, Deep Cleaned (annually), and inspected, of course!

 

There are four types of work orders in Asgard: Stardard Work Orders, Preventive Maintenance Work Orders, Project Work Orders, and Inspection Work Orders.

STANDARD WORK ORDER

Work that cannot be easily anticipated, is guest- or staff-requested, and should be completed as soon as resources are available. These work orders are unscheduled, and are based on asset, stock item, or sublocation model tasks. An example would be, “Deliver Frying Pan” or “Repair Toilet – Clogged.”

PREVENTIVE MAINTENANCE

Standardized work that reoccurs on a regular schedule; includes multiple tasks that must be completed in the same location or on the same piece of equipment. These work orders are based on pre-established customer and/or site templates. The tasks are presented in a Complete/Incomplete format. An example would be, “Unit PM – ANN.”  Standard, PM, and Inspection Work Orders can be completed from mobile devices, or using paper task lists.  The task list worksheets can be printed in English, Spanish, French or Russian.  A sample PM worksheet appears to the right.

PROJECTS

Work done on demand that must be done in a large number of locations, such as cleaning the heating duct vents in all units. This work is important to the overall condition of the property, but not urgent enough to prevent guest check-in or to cause a Life/Safety issue. These work orders may be scheduled or unscheduled, but are typically left open for a long period of time to capture locations on a “rolling” basis. The tasks are Locations. An example would be, “Touch-Up Baseboards.”

INSPECTIONS

Work done for the purpose of verifying other work, such as inspecting the cleanliness and condition of a unit, the functionality/condition of site assets, the quality of an employee’s work, or the completion of other work orders, that includes multiple pass/fail tasks. These work orders may be scheduled or unscheduled, and are based on pre-established customer and/or site templates. The tasks are presented in a Pass/Fail format. An example would be, “VIP Check-In Inspection.”
